“We started going into other markets three years ago… our clients were asking us to open in Portland, so that was the first place we went,” explains Owner and CEO Bob Moate.

Initially focused on Oregon, AC Moate ventured into new markets, including Portland and Reno, Nevada.

AC Moate plans to extend its reach across the West Coast within the next five years, targeting states like Arizona, California, Utah, and New Mexico, so currently, it’s ensuring that its proprietary platform is beyond capable of streamlining the kind of business that comes with expanding into other states.

As the company grows in new locations, it is sure to deploy a client-centric operational model that emphasizes long-term relationships with commercial property managers.

About 90% of the company’s business comes from this segment, with the remaining 10% comprising general contractors. AC Moate’s strategy is not just about providing services but also about becoming an invaluable resource for their clients.

“We started with asphalt maintenance, but now we do end-to-end service for these property and community managers,” Moate says, explaining that a lot of the trust the company has gained with clients is due to its distinguished in-house approach.

For example, during winter services such as snow plowing and de-icing, clients receive notifications with pictures and service details, stored for up to ten years.

This archival capability proves invaluable in liability cases, such as slip-and-fall claims, where AC Moate can provide precise data and documentation to dispute unfounded allegations.

“We’ve had people make claims three years later that they slipped in a parking lot, and then it gets back to us, and we just pull the footage,” Moate says.

Another area that this proprietary software has proven invaluable in is the realm of strategic stockpiling and preparation.

AC Moate’s success in expanding into new markets can be attributed to its thorough understanding of local conditions, including weather patterns and market dynamics.

“We’ve actually gone through and captured weather data in each city by zip code, and through that data, we can aggregate and effectively predict events for weather. Based on that, we’re able to gear up for winter services,” says General Manager Tyler Harris.

This meticulous approach ensures AC Moate can always meet its commitments, even during adverse conditions. For instance, in preparation for winter, the company stockpiles over 5.2 million pounds of de-icer, enough to cover their obligations in worst-case scenarios, such as extended road closures.

This level of preparedness not only sets them apart from competitors who may run out of supplies but also underscores their reliability and commitment to client satisfaction.

Internally, the company is also investing in a comprehensive training program for employees. A newly hired videographer is documenting each service provided by AC Moate, creating a detailed library of training videos.
