20 Years of Visionary Persistence Transformed 186 Blighted, Contaminated Acres into $200,000,000 of new Commercial Development & 102 Affordable Housing Units Palmyra, New Jersey Millions in New Taxes Thank you for trusting us to be part of your renaissance Stock & Cherokee Development Equities Doylestown, PA Red Bank, NJ and Congratulations on being recognized as one of New Jersey’s Best Managed Municipalities in 2024 The project partnership of Glenn Stock and Jay Wolfkind formed “PURE”, the designated brownfield redeveloper, and approved by the NJ-DCA as an urban renewal entity. Glenn Stock,the senior partner,brings decades of success with local, state and federal regulators developing new commercial projects. He led PURE’s entitlement efforts. Jay Wolfkind has decades of experience rejuvenating existing “zombie” properties, resolving complex combinations of legal and financial impediments. They led a redevelopment team including Hammer Engineering, Synergy Environmental, T&M, SESI, attorneys Mike Caccavelli, Steve Nehmad, CherylLynn Walters, Jeff Cappola, James Turteltaub, Keith Bonchi, and other specialists. Outside partners Sansone (St Louis) and Crow (Dallas) began development of 1.4 million feet of warehouse/logistics, and Conifer began constructing new affordable housing, less than 4 years after PURE became involved, creating hundreds of jobs, and millions of new tax dollars annually for this small municipality. Support from other stakeholders was rallied by Palmyra Mayor Gina Tait, Council President Tim Howard, and especially John Gural, who’s championed this project for 20 years, as a Councilman, Mayor, and currently Palmyra’s Business Administrator. This is an example of what can be achieved when public/private synergies are focused on a common goal.
