This unique partnership, implemented through a Public Facility Corporation, guarantees that half of the apartment homes are reserved for residents earning at or below 80% of the area median income.  This exceptional partnership structure provides two important benefits to the communities it serves. First, it enables the creation of market rate quality housing and resulting economic development in neighborhoods where short-term economics do not favor market rate development. Second, it provides affordable housing for moderate income essential workers – such as teachers, firefighters, police, nurses, and others -- in high growth areas that often have unattainable market rents, and where there is a reluctance or inability to utilize other traditional affordable housing funding options.
