The approach has gained some traction in the United
States, but is not yet as prevalent in Canada.
TD Bank Group has used it with both high-rise spaces
and bank branches, and McMaster University has in-
corporated it on a recent new build project at its Ham-
ilton, ON campus as well.
“The key to IPD is getting the contractor and the con-
sultants all working together to provide the best price
that meets the project objectives,” O’Neill said. “The
contracting structure is a little bit different, in that you
have to hit a target and, if you come in under the tar-
get, the added profit is split equally between the team
members. If you go over the target, then it’s coming
out of everyone’s pocket. So both the risk and reward
are shared.”
